A deposit equal to the cost of the first night per room is required for all reservations, including telephone, website and 3rd party booking sites (eg booking.com).

When you make your booking and we have received the required deposit/taken a debit or credit card number to secure the booking, a legally binding contract exists between us that is non-cancellable and non-refundable, except in exceptional circumstances. As such you may still remain liable to pay in full or in part for the booking. If for some reason you do need to cancel, it is important that you tell us at the first opportunity so that we may attempt to re-let your room and minimise your loss. You should consider taking out cancellation insurance to protect you against possible loss.

Cancellation Policy

We will allow you to cancel your booking without penalty and receive a full refund, but you must do so more than 7 days before the due date in writing, or by email to ourselves, or by cancelling online if booked through an online travel agent (eg booking.com).

For all bookings:

  • Cancellation with less than 7 days notice (based on arrival date) will result in the loss of your deposit.
  • Cancellation with less than 48 hours notice (based on earliest arrival time of 4pm) will leave you liable to pay in full for the booking.

We will acknowledge receipt of your cancellation by return. Please do not consider your booking cancelled until you receive our confirmation. If you do not cancel but fail to arrive for your stay with us, you agree that the sum due for your stay will be debited from the credit/debit card in full and final settlement.

We will only cancel your stay with us if your accommodation was unavailable for reasons beyond our control. Under such circumstances we would attempt to offer you alternative accommodation. If this was not possible or unacceptable to you, then we would refund all monies paid by you for your stay. Except in exceptional circumstances, our liability would not extend beyond this refund.

Should you book a room that is specifically for a certain configuration (e.g. 2 Adults ) and your booking party does not conform to the specification, we will not be liable to you for fulfillment of your booking and a refund may be made.

We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance to other guests. You may also be liable for any damage caused by you during your stay, in which case additional charges may be incurred.

Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you is limited to the price of the Booking and in no circumstances will we be responsible for any indirect or special damages.
